What Your Visit Looks Like, Start to Finish

  1. 1

Call and tell us what the fireplace is doing, or not doing. We book a two hour window and text you when the truck is twenty minutes out.

  2. 2

We look at the firebox, the flue, and the cap or chase cover on the roof. The look is free, and you get a price before a brush or a wrench comes off the truck.

  3. 3

We do the work, light the unit and watch it run, vacuum the soot, and you pay the quoted number. If we find masonry damage in a 1970s brick firebox, we tell you straight.

Frequently Asked Questions

My house is one of the older ones in town and the chimney has never been lined. Is it still safe to use?

Maybe, but it needs looking at before you light anything. San Juan Capistrano has old masonry here, and an unlined stack was normal when a lot of these were built. The concern is that smoke and heat pass straight against brick and mortar joints that have had decades to open up. We run a camera up the flue and show you what's actually there. Sometimes the answer is that the masonry is sound and the firebox just needs repointing; sometimes it's that the flue needs a liner before the fireplace goes back into service. We won't tell you either way until we've seen inside it.

What goes wrong most often on chimneys around here?

A few things come up constantly. Cracked or shifted clay flue tiles, usually age plus ground movement over the years. Deteriorated crowns, where the concrete cap at the top has hairline-cracked and started letting water down into the brickwork. On the rooftop side, corroded metal: caps, flashing, spark arrestors and the shells on prefab chase tops. We're close enough to the coast that salt air works on that hardware faster than people expect. The creek-valley damp mornings don't help either; masonry that stays wet longer stays damaged longer.

How long before you can get out to me?

Most of the year we're scheduling within a few days. Fall is the crunch. Once the first cool mornings hit, everyone calls at once and the calendar tightens up. If you know you want to burn this winter, booking in late summer gets you a better pick of times. Urgent situations, like a chimney fire, a blocked flue or smoke coming into the room, we treat differently and work in as fast as we can.

What makes one sweep cost more than another in this city?

Honestly, the house. A newer hillside tract home with a straightforward prefab firebox is the quick end of the scale. The ranch and equestrian properties with oversized fireboxes take longer because there's more to sweep, and a tall multi-story masonry stack means roof access and more setup. Older unlined or damaged flues often turn up findings that need a camera scan and a written explanation, which is more of our time than a routine clean. We walk the chimney before quoting so the number reflects your actual chimney rather than an average.
