Chimney Sweep FAQ — Mission Viejo, CA

Common questions from homeowners in Mission Viejo and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How often should a Mission Viejo fireplace actually get swept?

Once a year is the usual answer, but the honest version depends on how many fires you burn. The real heating season here runs roughly late November through February, and most homes in the Saddleback Valley light a few dozen fires a year for ambiance rather than heat. That kind of use often means an annual inspection with a light sweep, not a heavy one. Burn wood two or three nights a week all winter and you will need the flue cleaned every season without question.

Walk me through a sweep and inspection visit from the door to the driveway.

We lay drop cloths, set a vacuum at the opening, and seal the face before anything gets touched. Then the firebox, damper, smoke shelf and flue get brushed from below, above, or both depending on how the chimney is built. After the cleaning we look at the firebox panels, the damper, the liner or flue tiles, the cap and spark arrestor, and the chase cover on factory-built units. You get told what we found, with photos, before we pack up.

Is the yearly check different from the inspection done for a home sale?

Yes, and the gap is bigger than people expect. The yearly check is visual and hands-on at the parts we can reach, enough to confirm the system is safe for another season of normal use. A sale, a new insert, a chimney fire, or an earthquake calls for a deeper look that includes a camera run up the flue and a closer read on concealed sections. Mission Viejo tract homes trade hands constantly, so we do a lot of these for buyers and listing agents.

How much of my day does this take, and will my living room be a mess?

A standard sweep and inspection runs about an hour to ninety minutes. Add time if there is a stuck damper, an animal problem, or a second flue. Containment is the whole job as far as we are concerned: sealed opening, HEPA vacuum running the entire time, drop cloths on carpet and tile, shoe covers on. Light-colored carpet and travertine are everywhere in this city and we treat both like they cannot be replaced.

What are the warning signs that something is wrong up there?

Smoke rolling back into the room is the loudest one. Others are quieter: a fire that will not draw, a sour or smoky smell on warm days when the marine layer pushes humidity inland, dark staining on the face or the stucco chase, a cap that is rusted through or gone entirely. Scratching, chirping, or a pile of twigs on the smoke shelf means birds or raccoons got in through a missing spark arrestor. Any of those is worth a look before you light the next fire.

What is creosote and why do heavy-use flues load up faster?

Creosote is the tar and soot left behind when wood smoke cools on its way up the flue. It starts as soot, turns gummy, and can harden into a glazed layer that is hard to remove. Every fire adds to it, so the more evenings you burn, the quicker it stacks. Damp or unseasoned wood and a cool flue make it worse, which is why slow smoldering fires on a 45-degree Mission Viejo night build deposits faster than a hot, well-drafting one.

My neighbor has a brick chimney and I have a sealed gas unit. Do they need the same service?

No. Homes built here in the 1970s often have a full masonry firebox and a brick or block chimney, and those need the flue brushed, the tiles checked, and the damper and cap looked at. Homes from the 1980s through the 2000s overwhelmingly use a factory-built metal firebox vented through a framed, stucco-clad chase with a metal chase cover. Sealed gas inserts from Heatilator, Heat & Glo, Majestic, Napoleon, Superior or Empire do not make creosote, so the work shifts to the burner, the glass gasket, the venting, and the chase cover and cap on top.

What is included when you service a gas fireplace?

We check and clean the pilot assembly, test the thermocouple or thermopile, and pull and clean the burner and ports so it lights evenly instead of in patches. The glass comes out, gets cleaned, and the gasket gets inspected and reseated. Logs go back in the manufacturer's pattern, which matters more than people think, since a shifted log is the usual reason a unit starts sooting. We finish by checking the vent run and termination for blockage or separation.

Suppose the camera shows a split flue tile or a failed liner. Where does that leave me?

It means the fireplace is out of service until it is corrected, and we will say so plainly. A cracked tile or a burned-through metal liner lets heat and combustion gases reach framing and wall cavities they should never touch. The repair is usually a new stainless liner sized to the appliance and run the full height of the flue, and in a factory-built chase that often pairs with a new chase cover and cap. We handle the liner work ourselves and show you the footage first so you are not taking our word for it.

The damper will not close all the way. Can that be fixed, and what drives the cost of all this?

Usually yes. Most dampers that will not seat are jammed with creosote and debris, warped from heat, or sitting on a bent frame, and cleaning plus adjusting the plate fixes the common cases; when the frame is gone we fit a top-sealing cap damper at the crown instead. On cost, what moves the number on this job is whether yours is masonry or a factory-built metal unit, how many seasons of buildup are in the flue, chase height and roof pitch on those clay barrel tile and concrete tile roofs, whether Santa Ana winds took the cap or a critter nested inside, and whether a gas insert has to come out to reach the venting. We sweep, inspect, and handle caps, liners, flues, fireboxes and gas work, but we do not do masonry or brickwork. Estimates are free, the quote is firm before we start, and we cover Mission Viejo and the surrounding Saddleback Valley with same-day appointments when the schedule allows.
